We have been in business as an Advisory Service for large balance funding over 20 years and with our USA based licensed lender, we deliver innovative and customized funding products and solutions for our clients varying projects.
Our licensed lending partner has a unique funding platform and can fund projects from conception through completion. Your funding may be structured or collateralized using qualified Off-Take Agreements, SBLC, BG, PPA, Corporate or Government Guarantees. We have these unique solutions for real estate development and hospitality industries. Once the project is completed and reaches stabilization, the collateral is returned to the borrower. The collateral provided is never moved, traded or placed in any risk. At this point the project becomes the collateral. The debt can be amortized for 15-25 years using the same fixed rate, paid off, or refinanced.
When necessary, a Special Purpose Entity or SPE is formed which is created in the Project Finance Documents specifically to own the project. The SPE ownership structure effectively shields the assets of both the project sponsor and the equity investors from collection efforts or deficiency actions if the project fails
DOCUMENT FLOW AND TIMING
All projects start with the submission of an Executive Summary and Business Plan. After review and understanding of these documents and if the project merits, we will provide our proprietary application to be completed.
Once the application has been approved by Underwriting a TERM SHEET/LOI will be issued. At this time, if the terms are acceptable to the client the TERM SHEET is returned and the client will be invoiced (amount varies). The Underwriting now does a deep dive into the project and within 3 weeks, if all is acceptable issues a COMMITMENT LETTER, legally committing the company to fund the project via the terms listed. At this time, the client returns the COMMITMENT LETTER, and the client will be invoiced for the commitment (amount varies) and the project should begin receiving funds within 2 weeks.
CHARGES ARE NOT REQUESTED UNTIL THE CLIENT ACCEPTS THE TERM SHEET/LOI
Once the client receives the application the funder’s name will be evident and we implore the client to do as much Due Diligence as they can to see that this is a real and highly regarded funding entity
It is unreasonable to expect a funding entity to spend their own funds on the extensive underwriting needed for projects of these amounts and to incur all the legal expense to develop the SPE and Equity Agreements (IF NEEDED) only to have a client, one day before closing say, “sorry we have changed our minds”.
